As a Seller what do you need for your closing?

  • If you have any existing mortgages andor lines of credit
    we will need to obtain payoff information from your current lender(s). We need specific information such as your
    mortgage company’s name, loan number, social security numbers, and we may also need written authorization from
    you. We will contact you for any necessary information.
  • Please bring a valid form of I.D. i.e. valid driver’s license or non-driver I.D issued by any state, valid United States Military I.D. or current United States passport (foreign passport must have been stamped by U.S. immigration.
  • Marital Status. If you purchase property prior to getting married and this is your primary residence, your spouse will need to attend the closing as some documentation will require their signature. Please be aware the proceeds will still be made payable to the title holder only.
  • The date and time of your closing will be advised by either your realtor (if applicable), or by our office.
  • Generally, all closings are held at our office, however alternative arrangements may have been made for your transaction. You can always verify the place of closing with your realtor/broker (if applicable) or our office.
  • Your proceeds will be disbursed on the day of closing. Please be aware that we cannot disburse any money until we have received all funds from the transaction and correctly signed original documents from all parties.
  • If applicable funds due from you at closing: Please bring a Cashier’s check made payable to First Signature Title. You may also wire your funds into our account, we will provide you with wire instructions.

As a Buyer/Borrower what do you need for your closing?

  • If you are purchasing a home a fully executed purchase contract is required.
  • Be in compliance with all your lenders requirements.
  • Determine your homeowners/hazard insurance needs
  • Check with your utility companies and inform them of the closing dates.
  • Marital status and exactly how you would like to hold title.
  • Funds due from you at closing: Please bring a Cashier’s check made payable to First Signature Title. You may also wire your funds into our account, we will provide you with wire instructions.
  • If you are purchasing the house individually but as a married person and this is your primary residence, your spouse will need to attend the closing as some documentation will require their signature as a non-borrowing spouse.
  • As a borrower, for a refinance please bring your prior Owner’s Title Insurance Policy as you will be entitle to a reduced rate for title insurance.
  • If you are refinancing we will need to payoff your existing loans at closing. We will need to obtain payoff information from your current lender(s) and/or home equity lines of credit.   • Your lender might require your social security card although this is not an acceptable form of I.D.
